Wednesday - Aug. 6, 2025 - Fraser Valley real estate market continues to slow down

🌧 High 18C

Good morning!

Hope you all had a great long weekend! Mine was good, but busy, and I’m still exhausted and recovering. In the Friday, Aug. 1 newsletter, I added a poll for readers to express their opinions regarding whether or not Sean Feucht should have been allowed to perform at Mill Lake Park in Abbotsford. If you’re new here and don’t know what I’m talking about, first, welcome to our lovely community!

And second, Sean Feucht is an American musician and preacher closely aligned with the right-wing MAGA movement, Donald Trump, etc. He was supposed to perform at a public park in Abbotsford on Aug. 24, but the city denied his permit.

Almost 800 readers responded to the poll, and opinions were very varied. It was fascinating to read what respondents had to say, and I read every single comment (there were hundreds). I want to thank every reader who took the time to participate and express their opinions. I appreciate it and hope you enjoy reading what your fellow readers had to say!

American preacher and musician Sean Feucht was originally scheduled to perform at Mill Lake Park in Abbotsford on Aug. 24. Feucht is a controversial figure who has expressed right-wing views on certain issues, such as LGBTQ+ rights and immigration. In Friday’s newsletter, the FVC ran a poll to ask for opinions on the matter and 800 readers responded, and many added comments to their responses. Thank you to all the readers who responded to the poll and took the time to express their thoughts. Here are some of the highlights.

Most respondents chose “no” to whether the City of Abbotsford should have allowed Sean Feucht to perform in a public park in Abbotsford, Mill Lake Park. At the time of writing, more than 72% of respondents said no.

Hundreds of readers added comments to their responses, and we put together an overview of the main issues people addressed, as well as a selection of the full comments from many readers so you can read them in their own words.

The Agenda

Fraser Valley real estate slowed down further in July 2025. Photo: Annie Spratt/ Unsplash

Fraser Valley real estate market continues to slow down, condo sales down almost 6% compared to 2024

The real estate market in the Fraser Valley continues to slow down as fewer buyers show interest in buying real estate and sellers refuse to budge prices. According to a report by the Fraser Valley Real Estate Board, detached single-family house prices declined by 5.1% compared to July 2024. Townhomes retained their value the most with a decline of 4% compared to last year, while apartments and condos experienced the greatest decline in prices of 5.8% compared to July 2024.

According to a press release, it is currently a buyers’ market, “The Fraser Valley Real Estate Board recorded 1,190 sales on its Multiple Listing Service® (MLS®) in July, down half a per cent from June and down three per cent year-over-year. July sales were 23 per cent below the 10-year average.”

The press release included some numbers from the MLS® HPI Benchmark Price Activity:

  • Single Family Detached: At $1,451,100, the benchmark price for an FVREB single-family detached home decreased 0.5% compared to June 2025 and decreased 5.1% compared to July 2024.

  • Townhomes: At $814,900 the benchmark price for an FVREB townhome decreased 1.2% compared to June 2025 and decreased 4% compared to July 2024.

  • Apartments: At $519,300 the benchmark price for an FVREB apartment/condo decreased 1.4% compared to June 2025 and decreased 5.8% compared to July 2024.

According to the press release, US tariffs and uncertainty are some of the factors contributing to the decline of the real estate market.
